291 on King
Please read these Terms & Conditions carefully as they incorporate the basis upon which reservations are accepted by 291 on King Pty Ltd.
Making a reservation automatically accepts all the Terms & Conditions. 291 on King Pty Ltd ABN 51 619 838 390 reserves the right to change and/or modify any of these Terms & Conditions at any time without notice and such changes will become effective immediately.
Please check these Terms & Conditions periodically for changes.
The effective date of these Terms & Conditions is February 2025.
General Hotel
ADVANCED BOOKINGS
291 on King will not guarantee or confirm a booking made more than 51 weeks (or 357 days before arrival). Requests and quotes beyond this period may be possible, although no rates and availability will be guaranteed and confirmed. 291 on King reserves the right to cancel or amend (with reasonable notice) any bookings made beyond this period.
APARTMENT TYPES AND ALLOCATION
Apartments reserved for a specific room type are guaranteed. Specific apartment numbers are subject to availability upon check-in and cannot be pre-allocated or guaranteed. If for any reason the apartment type reserved is no longer available at time of check-in, 291 on King will provide a substituted apartment of equal or greater value and standard at the same rate confirmed. In extreme cases, 291 on King will relocate guests to a nearby apartment or hotel of a similar standard or offer a full refund.
BEDDING REQUESTS
Bedding requests are required 24-hours in advance of arrival.
CANCELLATIONS POLICIES
Non-Refundable- Full payment is due when the reservation is made. No modifications or cancellations can be made fee-free.
Standard- 50% deposit is required at the time the reservation is made. The balance is due 3 days before arrival. The guest can modify and/or cancel free of charge until 2 pm (AEST) 3 days before arrival. The guest will be charged the 1st night of accommodation if they cancel within 3 days.
The guest can be charged a prepayment of the total price of the reservation at any time.
CAR PARKING
The car park is managed and operated an external company and thus you need to agree to the Terms & Conditions of the carpark, parking is at your own risk, 291 on King does not accept any responsibility. Any issues that may have occurred need to be reported to Hunter Parking and Storage.
Car parking is non-refundable.
Street Parking, when available, is regularly patrolled by the local authorities. We accept no responsibility if you choose to park off-site.
CHECK IN POLICY
Our standard check-in time is from 3 pm, and check-out is 10 am.
CHECK IN REQUIREMENTS
Hotel registration and check in is available only to guests who are not prohibited from entering the hotel, are 18 years of age or over, and are recorded on the reservation at the time of booking. A valid form of photo identification must be supplied to process your check-in.
291 on King will accept the following as acceptable photographic identification documents:
a valid and current Australian state or territory or a New Zealand driver’s licence.
a valid and current Australian or foreign passport.
a valid and current Australian state or territory Photo Card or Proof of Age card.
CHILDREN
Guests under 18 are not permitted to stay at the hotel unless they are accompanied by a legal guardian or responsible adult.
291 on King commits to ensuring the safety and security of people who enter the Hotel. Children are welcome; however, they must always be supervised.
COMMERCIAL USE OF APARTMENTS
Our apartments are to be used solely for guest accommodation and enjoyment and are not to be used as locations for commercial activity.
291 on King reserves the right to cancel accommodation and/or evict guests/visitors if this condition is breached.
DAMAGE/THEFT
The guest who registers at check-in will be held accountable for any damages to the apartment and its contents during the stay dates. The registered guest will also be liable for any damages caused within hotel common areas and any damage or theft to items belonging to the hotel (including damages or theft caused by those who are visiting a guest in the hotel). Any damage or theft caused by the guest (and their visitors) will result in the forfeiture of any deposits and pre-payments. Depending on the damage or theft involved, it may be subject to additional charges. We reserve the right to process any payments in addition to accommodation to the presented credit card supplied at check-in.
EVICTION
291 on King may evict a guest or visitors without warning. Guests who are evicted from a hotel may be blacklisted from other Serviced Apartment Providers and we may choose to notify the police. A guest is subject to such eviction should the following (but not limited to) occur:
Intoxication and inappropriate behaviour
Overcrowding, or when the number of persons in the apartment exceeds the capacity: refer to Maximum Capacity
Physical or verbal assault towards hotel representatives or other guests
Wilful damage to 291 on King property
Any incident for which the police need to be called to the premises
Any behaviour that poses a safety threat to others
Ignoring advice to reduce excessive noise (music or other noise)
Smoking/vaping within the apartment (a cleaning and deodorising fee will also apply)
FORCE MAJEURE
Guests and hotel representatives of 291 on King are allowed partial impossibility in an agreement, where the performance of the agreement by either party is subject to acts of God, war, terrorism, government regulations, national disaster, strikes, civil disorder or curtailment of transportation facilities beyond the control of the parties making it inadvisable, illegal, or impossible to fulfil some or all the agreement. Any agreements, contracts, quotes, and reservations may be terminated without penalty for any one or more of such reasons by written notice from one party to the other.
GROUP RESERVATIONS
A minimum of 4 apartments reserved for one night is considered a Group Reservation. Any Group Reservations made via any form of online distribution, such as our website or a third-party website, may be cancelled, and a group proposal can be supplied directly from a 291 on King representative. Different terms and conditions apply for Group Reservations as stated in the group accommodation proposal and our agreement (if applicable). This policy also applies to a travel agent via their system.
HOUSEKEEPING
Mid-stay services will be completed on the third day if you are staying 4 nights or more, and includes remaking your bed, emptying rubbish bins, restocking consumables, and replacing towels.
Weekly stay services will be completed every 6th day if you are staying 7 nights or more, and includes all linen changed, emptying of rubbish bins, restocking of consumables and a light vacuum.

LIMIT OF LIABILITY
We do our best to ensure your reservation arrangements are satisfactory, however, 291 on King does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events that are beyond our control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.
MAXIMUM CAPACITY
291 on King always adheres to the following maximum apartment capacities:

RIGHT OF ENTRY
If 291 on King management has a legitimate cause for concern or if the guest has not been seen or been able to be contacted over a period, the apartment may be entered by hotel staff to ensure the safety and comfort of all guests are in order. If asked by a law enforcement agency to allow access to apartment 291 on King will always grant authority to enter.
RIGHT TO REFUSE ENTRY
291 on King reserves the right to refuse a guest entry to the accommodation for any reason whatsoever, including where the guest has engaged in conduct on a previous occasion adverse to the apartment terms & conditions. 291 on King does not need to disclose their reason as to why entry has been refused.
SECURITY AND LOSS PREVENTION
291 on King is a secure environment and we do everything possible to ensure security levels are maintained, and we ask that our guests do also. However, 291 on King takes no responsibility for any personal possessions that are lost, stolen, or misplaced whilst on the premises.
SILENT BOOKINGS
Silent bookings, also referred to as “incognito bookings”, are not accepted. Valid photo identification is required upon arrival, and our property management system must be able to correctly reference all guests within our property. Guest information is kept secure for post-stay auditing purposes and may be provided upon legal demand from the authorities. If you wish to stay under a false name or require your details to be erased from our system after your stay, we regret that this request cannot be actioned and understand that you may choose alternate accommodation where your request can be met.
Rates/Payments
BEST RATE GUARANTEE
We can price-match online rates. The rate must be publicly available and valid for the same arrival and departure dates. The rate must be listed in Australian Dollars, not influenced by a currency conversion, and include GST.
BONDS/ CREDIT CARD PRE-AUTHORISATION
A refundable bond may be required upon arrival, which covers any damage or theft of hotel property that may occur to the apartment during the occupied dates.
Apartment Bond Amount
Standard $250.00
Special Events $500.00
A full inspection of all apartments will be conducted by hotel staff after each guest departs to determine if there is any damage or theft. Excessive cleaning charges may also be taken out of the bond if deemed necessary by management. The bond refund will be processed 24 hours after the final guest departs and any outstanding amounts owing are paid in full. We may pre-authorise a credit card at check-in for any charges we deem appropriate for the length of stay. Please ensure you have sufficient funds to cover additional incidents for this purpose.
CREDIT CARD SURCHARGE
A non-refundable credit card surcharge of 1.5% applies to all payments made by credit card. This amount will be paid at the time of payment and is in addition to the nightly rates. Please note that credit card surcharges may change at any time.
FAILURE TO PAY
If a guest fails to pay immediately upon demand any amount owing to 291 on King, according to the reservation and accommodation (including but not limited to extra services, apartment damage and cleaning fees), 291 on King reserves the right to deny access to the guest and ask that they vacate the premises. We also reserve the right to report non-payments to the police, whereby the matter can be dealt with criminally.
PAYMENT
By making a reservation, I agree to 291 on King processing payments on my credit card on file for any of the following, but not limited to: accommodation, cancellation fees, early/late departure fees, breach of policy fees, damages caused by guests travelling with me or visiting me in the hotel. Payment for the entire stay is required 72 hours before arrival. If the payment policy is not adhered to, the reservation may be cancelled. Credit cards being used for payment (including incidentals) must be presented at arrival by the cardholder. A non-refundable credit card surcharge applies to all credit cards. Transactions are processed in Australian Dollars. 291 on King does not consider differences due to currency exchange rates or fees imposed by your bank to accept AUD.
RATES
All rates are quoted in Australian dollars and are per apartment per night and include GST. Rates within reservations that have a valid confirmation by 291 on King will be honoured. Rates that have been quoted are not confirmed until a valid confirmation email has been received from 291 on King and therefore subject to change. 291 on King reserves the right to amend rates that have been confirmed as incorrect rates due to human or distribution errors.
THIRD PARTY SELLING
291 on King does not permit resale to a third party or for trade purposes without prior consent and or written agreement. 291 on King reserves the right to accept or reject any such reservations. This also applies to group reservations and negotiated corporate rates that are resold.
Policies
EMERGENCY SERVICE FEE
The primary guest agrees to pay any Emergency Service Callout Fees charged for false alarms. This includes circumstances relating to smoking and cooking inside the room where the smoke alarm is triggered. Guests are advised to use the range hood when cooking. Please note this is a non-smoking property.
EXCESSIVE CLEANING
Excess cleaning required on guest departure may incur fees up to $500.
If the room must be taken offline due to been left in poor condition and/or damaged you will be charged a daily room rate equal to the daily rate that we would charge if the room were available to be used that night, until the said room has been returned to it original condition and put back online.
NO PARTY POLICY
291 on King caters to a range of guests from families to corporate workers. For the comfort of all, we have a strict No Party Policy. Excessive noise after 22:00 will not be tolerated and disturbances may result in eviction, and you may incur a fee if refunds are given to compensate other guests within the hotel.
PET POLICY
291 on King does not permit pets. An animal is considered a breach of your accommodation conditions, and you will be asked to leave or remove the animal. FEES APPLY for disobeying the pet policy. Assistance animals are permitted. Documentation to verify an assistance animal's status and purpose will be required. Please advise ahead of time if you will be travelling with an assistance animal.
SMOKING / VAPING POLICY
291 on King is a non-smoking hotel. Smoking of any kind, including e-cigarettes, is prohibited. If you smoke in the hotel, you may incur a cleaning fee of $500 and additional fees if emergency services attend the hotel.
SUPPLY OF ALCOHOL
291 on King supports the responsible service of alcohol. Our staff reserve the right to check the identification of any customer who wishes to purchase alcoholic beverages at the Hotel.
VISITOR POLICY
Guests of 291 on King who are not recorded on the reservation at the time of booking (visitors) must provide valid photo identification if asked by staff. A maximum of two (2) visitors are permitted in Studio and One Bedroom Apartments and a maximum of four (4) visitors in Two Bedroom Apartments. No visitors may access or remain in apartments after 10pm.
