TERMS & CONDITIONS

 

Please read these Terms & Conditions carefully as they incorporate the basis upon which reservations are accepted by 291 on King Pty Ltd.

Making a reservation automatically accepts all the Terms & Conditions outlined here under 291 on King Pty Ltd ABN 51 619 838 390 reserves the right to change and/or modify any of these Terms & Conditions at any time without notice and such changes will become effective immediately. Please check these Terms & Conditions periodically for changes.

 

General Hotel

 

APARTMENT TYPES AND ALLOCATION
Apartments reserved for a specific room type are guaranteed. Specific apartment numbers, contained within the room type are subject to availability upon check-in and cannot be pre-allocated or guaranteed. Upgraded apartment types need to be reserved at time of reservation to be guaranteed. If for any reason the apartment type reserved is no longer available at time of check-in, 291 on King will provide a substituted apartment of equal or greater value and standard at the same rate confirmed. In extreme cases, 291 on King will relocate guests to a nearby apartment or hotel of a similar standard or alternatively offer a full refund.

 

BEDDING REQUESTS

Bedding requests are required 24 hours in advance to arrival.

 

CANCELLATIONS POLICIES

Non-Refundable- Full payment is due when the reservation is made. No modifications or cancellations can be made free of charge.

Standard- 50% deposit is required at the time the reservation is made. The balance is due 3 days prior to arrival. The guest can modify and/or cancel free of charge until 2 pm (AEST) 3 days prior to arrival. The guest will be charged the 1st night of accommodation if they cancel within 3 days.

The guest can be charged a prepayment of the total price of the reservation at any time.

 

CAR PARKING

The car park is managed and operated by an external company and thus you need to agree to the Terms & Conditions of the carpark, parking is at your own risk, 291 on King does not accept any responsibility. Any issues that may have occurred need to be reported to Hunter Parking and Storage.

 

CHECK-IN/CHECK OUT

Check-In is from 15:00- Early Check-In can be requested but is not a guarantee.

Check Out is prior to 10:00- Late Check Out can be requested but is not a guarantee.

 

GROUP RESERVATIONS

A minimum of 4 apartments reserved for one night is considered a Group Reservation. Any Group Reservations made via any form of online distribution, such as our website or a third-party website, may be cancelled and a group proposal can be supplied directly from a 291 on King representative. Different terms and conditions apply for Group Reservations as stated in the group accommodation proposal and our agreement (if applicable). This policy also applies to a travel agent via their system.

 

GUEST COURTESY

For the comfort of all our guests, we ask that noise be kept to a minimum so everyone can enjoy a peaceful and comfortable stay. We request that any non-registered visitors leave all apartments by 22:00. Please also extend this courtesy to our neighbours when entering and exiting the building or car park.

 

HOUSEKEEPING

Mid-stay services will be completed on the third day if you are staying 4 nights or more, and includes remaking your bed, emptying rubbish bins, restocking consumables, and replacing towels.

Weekly stay services will be completed every 6th day if you are staying 7 nights or more, and includes all linen changed, emptying of rubbish bins, restocking of consumables and a light vacuum.

More frequent servicing of your apartment can be organised by contacting reception on 1800 291 291, charges apply.

291 on King always adheres to the following maximum apartment capacities:

Rollaway beds are available upon request. There is only limited availability so we cannot guarantee a rollaway bed until reserved and paid for.

Baby cots are available upon request. There is only limited availability so we cannot guarantee a cot until reserved and paid for.

PHOTO IDENTIFICATION

Valid photo identification (ID) matching the name of the main guest within the reservation must be presented at time of arrival. This can also be done online prior to arrival to avoid delays when checking in or if you are arriving after hours. This is required to verify your identity for apartment security purposes. A valid Australian driver’s license, Australian-issued proof of age card or an international passport are all acceptable forms of photo identification. As per our privacy policy, any personal information contained will not be on-sold, and will be securely stored, and carefully disposed of at the end of its usefulness.

 

SILENT BOOKINGS

Silent bookings also referred to as “incognito bookings”, are not accepted. Valid photo identification is required upon arrival and our property management system must be able to correctly reference all guests within our property. Guest information is kept secure for post-stay auditing purposes and may be provided upon legal demand from the authorities. If you wish to stay under a false name or require your details to be erased from our system after your stay, we regret that this request cannot be actioned and understand that you may choose alternate accommodation where your request can be met.

 

Rates/Payments

 

BEST RATE GUARANTEE

We are happy to price-match online rates. The rate must be publicly available and valid for the same arrival and departure dates. The rate must be listed in AU$ (Australian Dollars), not influenced by a currency conversion and include goods and services tax (GST).

 

BONDS/ CREDIT CARD PRE-AUTHORISATION

A refundable bond may be required upon arrival which covers any damage that may occur to the apartment during the occupied dates.

A full inspection of all apartments will be conducted by hotel staff after each guest departs to determine if there is any damage. Excessive cleaning charges may also be taken out of the bond if deemed necessary by management. The bond refund will be processed 24 hours after the final guest departs and any outstanding amounts owing are paid in full. We may pre-authorise a credit card at check-in for any charges we deem appropriate for the length of stay. Please ensure you have sufficient funds to cover additional incidents for this purpose.

 

CREDIT CARD SURCHARGE

A credit card surcharge of 1.5% applies to all payments made by credit card. This amount will be paid at the time of payment and is in addition to the nightly rates. Please note that credit card surcharges may change at any time.

 

FAILURE TO PAY

If a guest fails to pay immediately upon demand any amount owing to 291 on King, pursuant to the reservation and accommodation (including but not limited to extra services, apartment damage and cleaning fees), 291 on King reserves the right to deny access to the guest and ask that they vacate the premises. We also reserve the right to report non-payments to the police whereby the matter can be dealt with criminally.

 

PAYMENT

Credit cards being used for payment (including incidentals) must be presented at arrival by the cardholder. A non-refundable credit card surcharge applies to all credit cards. Transactions are processed in Australian Dollars. 291 on King does not consider differences due to currency exchange rates or fees imposed by your bank to accept AUD.

 

RATES

All rates are quoted in AU $ (Australian dollars) and are per apartment per night and include a 10% goods and services tax (GST). Rates within reservations that have a valid confirmation by 291 on King will be honoured. Rates that have been quoted are not confirmed until a valid confirmation email has been received from 291 on King and therefore subject to change. 291 on King reserves the right to amend rates that have been confirmed as incorrect rates due to human or distribution errors.

 

THIRD PARTY SELLING

291 on King does not permit resale to a third party or for trade purposes without prior consent and or written agreement. 291 on King reserves the right to accept or reject any such reservations. This also applies to group reservations and negotiated corporate rates that are resold.

 

Policies

 

APARTMENT DAMAGE

The guest who registers at check-in will be held accountable for any damage to the apartment and contents during the stay dates. The registered guest will be liable for any damage caused, including that by third parties visiting, which will result in forfeiting any deposits, or pre-payment and may be subject to additional charges depending on the damage. We reserve the right to process any charges in addition to accommodation to the presented credit card supplied at check-in.

 

CHILD POLICY

Children under the age of 6 years may stay at no additional charge when using existing bedding. Conditions apply, refer to maximum occupancy per apartment.

 

EMERGENCY SERVICE FEE

The registered guest agrees to pay any Emergency Service Callout Fees charged for false alarms. This includes circumstances relating to smoking and cooking inside the room where the smoke alarm is triggered. Guests are advised to use the range hood when cooking.  Please note this is a non-smoking property.

 

EVICTION OF A GUEST

291 on King reserves the right to evict a guest or visitors without warning. Guests who are evicted from an apartment will be blacklisted from other serviced apartment providers. We may choose to notify the police regarding the reasons for the eviction.  A guest is subject to such eviction should the following (but not limited to) occur.

  1. Intoxication and inappropriate behaviour,
  2. Overcrowding – when the number of persons in the apartment exceeds the capacity,

III.          Physical or verbal assault towards hotel staff, building staff or other guests,

  1.  Any incident for which the police need to be called onto the premises,
  2. Any behaviour posing a safety threat to others,
  3. Ignoring advice to reduce excessive noise (music or other noise),

VII.        Smoking/vaping within the property (a cleaning and deodorizing fee will also apply),

VIII.        Wilful damage to apartment property.

 

FORCE MAJEURE

Guests and hotel representatives of 291 on King are allowed partial impossibility in an agreement, where the performance of the agreement by either party is subject to acts of God, war, terrorism, government regulations, national disaster, strikes, civil disorder or curtailment of transportation facilities beyond the control of the parties making it inadvisable, illegal, or impossible to fulfil some or all the agreement. Any agreements, contracts, quotes, and reservations may be terminated without penalty for any one or more of such reasons by written notice from one party to the other.

 

LIMIT OF LIABILITY

We do our best to ensure your reservation arrangements are satisfactory, however, 291 on King does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events that are beyond our control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.

 

NO PARTY POLICY

291 on King caters to a range of guests from families to corporate workers. For the comfort of all, we have a strict No Party Policy. Excessive noise after 22:00 will not be tolerated and disturbances may result in eviction.

 

PET POLICY

291 on King do not permit pets. An animal is considered a breach of your accommodation conditions and you will be asked to leave or remove the animal FEES APPLY for disobeying the pet policy. Guide dogs are permitted and must have a medallion on their collar with the registration number and the owner must also carry a laminated pass, with the owner and dog’s name. Guide Dogs are required to be harnessed in public areas. Please advise ahead of time if you will be travelling with a Guide Dog.

 

RIGHT OF ENTRY

If 291 on King management has a legitimate cause for concern or if the guest has not been seen nor been able to be contacted over a period of time, the apartment may be entered by hotel staff to ensure the safety and comfort of all guests is in order. If asked by a law enforcement agency to allow access to an apartment 291 on King will always grant authority to enter.

 

RIGHT TO REFUSE ENTRY

291 on King reserves the right to refuse a guest entry to the accommodation for any reason whatsoever including where the guest has engaged in conduct on a previous occasion adverse to the apartment terms & conditions. 291 on King does not need to disclose their reason as to why entry has been refused.

 

SECURITY AND LOSS PREVENTION

291 on King is a secure environment and we do everything possible to ensure security levels are maintained, and we ask that our guests do also. However, 291 on King takes no responsibility for any personal possessions that are lost, stolen, or misplaced whilst on the premises.

 

SMOKING/VAPING POLICY

291 on King is a non-smoking/vaping property and smoking in the building, including the car park, is not permitted. Fines will apply to guests who do not adhere to this policy.
